Rents are quoted for individual leases, per bedroom. When a new tenant signs a lease, that tenant is responsible for their payment only; there is no liability for the other bedrooms in the apartment.

There is however, shared financial responsibility for the common areas (living room, kitchen, etc.)

Flats on Ford is all-inclusive living at it's finest. All of our units include:

- A bedroom in one of our apartments
- Furnished with modern living room and bedroom furniture
- Fully equipped kitchen, including dining room table and chairs
- Appliances including a refrigerator, stove, microwave, dishwasher
- Utilities including high-speed fiber internet and WiFi, water, heat, electricity, and central air-conditioning within a designated utility cap
- Free laundry on site (1975 Ford) or in-suite (1981 Ford and 11300 Hessler)

Flats on Ford offers 12-month leases that run concurrent with the academic calendars of the various institutions in University Circle. Therefore, based on availability, most leases begin in August. Regardless of the date that the lease begins, all leases expire in July. For the 1- and 2-bedroom apartments in 1975 Ford, 10-month leases are available; contact a Leasing Agent for details.

For leases at the new 11300 Hessler property opening in January 2024, 6-month terms will be available.

Yes. A $75 application fee is due when your application is submitted online.

A deposit equal to one month's rent and an approved Guarantor's signature is required in order to reserve an apartment. If a tenant fails to make rent payments, the Guarantor will be responsible to provide those payments. Without a Guarantor, a deposit equal to one month's rent plus last month's rent is required to secure an apartment.

Deposits will be refunded after final inspections are completed with no damages to the apartment or its furnishings.

Yes, renters insurance is required. Renters insurance is a policy you purchase to protect your personal property and cover any other liabilities.
